The farmhouse belt south of Delhi — Chhatarpur, Dera Mandi, Satbari, Mandi, Sainik Farms, Westend Greens — is where most of the city’s ground-up private houses actually get built. It is also where budgets most often come apart, because a farmhouse is not a large house on a plot. It is a house plus an entire piece of infrastructure.

Why the belt is different

There is no infrastructure to plug into

In the city you connect to things. Here you build them. On a raw plot that means boundary wall and gate, an approach road and driveway, a borewell with storage and pumping, water softening and often RO, a power connection and generator, a septic system or small treatment plant, landscape with irrigation, and staff and utility accommodation.

On a genuinely undeveloped site this package can reach a substantial fraction of the construction cost — sometimes a third or more. It is the single most common reason a farmhouse budget doubles, and it needs to be in the number from the first conversation rather than arriving in year two.

Distance costs money

Material transport, labour travel and supervision all cost more the further you are from the city, and skilled trades often need accommodation on site. Expect a logistics premium over an equivalent city project. It also means supervision matters more — a site an hour away that nobody visits weekly is a site making its own decisions.

The land shapes the house, if you let it

This is the real opportunity and the thing most often wasted. On a plot you choose which room faces where, where the approach arrives, what you see first, and how the house meets the garden.

East light is the most valuable thing a house can be given — bedrooms and the breakfast space belong there. North light is the most even, so it suits studies and anywhere you work. West is the problem: a west-facing living room with large glass is uncomfortable from three in the afternoon through the summer, regardless of how much cooling you throw at it. Protect it with depth — deep verandahs, projecting slabs, screens, or simply a tree.

Existing trees are worth designing around rather than clearing. A mature tree is worth more to a house than almost anything you could put in its place, and on this belt there are good ones.

The regulatory position

This matters more here than anywhere else in Delhi, and it is the part to get professional advice on before you buy or build.

Land use, permissible ground coverage, what may be constructed and what requires sanction vary across the belt, and the position on agricultural land has been the subject of repeated change and litigation. Titles can be complicated. Some structures in the area were built under conditions that no longer apply.

Treat this as the first item on the list, not the last. Establish with a lawyer and a qualified architect what the land actually permits, what is sanctioned, and what your intended house requires — before any design begins. We are architects, not lawyers, and on this belt the two need to work in sequence.

What it costs

Construction — structure, envelope and basic finishes — sorts into tiers: standard specification, then good quality with a better envelope and services, then architect-designed work with longer spans and considered detailing, and high specification above that. Each step up is a meaningful jump rather than a small increment.

Interiors sit on top as a second budget of comparable scale, and site development, landscape and services come on top of both. A house of six thousand square feet or so at a good specification is a multi-crore project, and the honest range is wide because the site moves it enormously. We would rather price your actual plot and brief than hand you a number to anchor on.

Where the money genuinely earns its keep

Structure and envelope. Permanent. Everything else is replaceable.

Waterproofing and drainage. A leaking terrace on a farmhouse is a miserable and expensive problem. Grading and drainage matter enormously on a large plot — water finds every mistake.

Glazing quality. Governs comfort and running cost for decades.

Landscape. Consistently the most under-budgeted line and the most visible. On a farmhouse the garden is at least half of what you are buying.

Services planning. Where the generator, pump room and AC plant sit, and how they are screened and ventilated. Designed in, they disappear. Added later, they sit in your garden for the life of the house.

Where to hold back

Sheer area. A well-planned 5,000 sq ft house lives better than a loose 7,000 sq ft one and costs a great deal less to build, cool, light, clean and staff.

Imported marble everywhere. Excellent in two or three places. Across every floor it doubles a line without doubling the effect.

Automation beyond what you will use.

Timeline

Design and approvals, four to seven months. Construction, fourteen to twenty. Interiors, six to nine, partly overlapping. Landscape runs alongside and finishes last. Two to two and a half years from first meeting to moving in is realistic. Monsoon reliably costs six to eight weeks of structural work each year.
